The first six months happen before ground breaks: survey, soil testing, architectural design, structural engineering, MEP coordination, permit drawings, and neighborhood sign-offs. Getting this stage right is the difference between finishing in 14 months and finishing in 22. We present fixed-bid numbers after permit drawings are stamped — not before.
