Our approach
Chicago basements are a square-footage goldmine — if they're dry. We waterproof first, finish second. Typical scope: egress windows, sump pump, insulation, finished walls, ceiling, and flooring chosen for below-grade humidity.
A finished basement that floods is worse than one that's never finished. Before drywall we install a perimeter drain tile, sump pump with battery backup, and closed-cell spray foam on the walls. Only then do we frame. Egress windows are added to any space being used as a bedroom — it's code and it's safer.
